1. About us

These terms govern the services provided by Apex Property Certificates, a trading name of Apex Aims Grants Ltd (company no. 15181139), registered address: 1st Floor, Wellesley House, 98-102 Cranbrook Road, Ilford, England, IG1 4NH ("we", "us", "our").

2. Services

We provide property certification and assessment services including, but not limited to, EPC, EICR, Gas Safety Certificates, Fire Risk Assessments, SAP, PAT Testing, Legionella Risk Assessments, Retrofit Coordination and related inspections.

3. Bookings and appointments

• All bookings are subject to availability and confirmation by us.
• You must ensure the property is accessible at the agreed time. If access is not available, a re-visit fee may apply.
• We aim to issue certificates within the turnaround times stated on our website, but these are estimates and not guarantees.

4. Pricing and payment

• Prices displayed on our website are starting prices. The final price may vary depending on property size, location and complexity.
• Payment is due on completion of the assessment unless otherwise agreed in writing.
• We accept bank transfer, card payment and cash.

5. Cancellations

You may cancel or reschedule an appointment free of charge with at least 24 hours' notice. Cancellations with less than 24 hours' notice may be subject to a cancellation fee of up to 50% of the quoted price.

6. Certificates and reports

• All certificates and reports are produced by qualified, accredited assessors and engineers.
• Certificates are issued in accordance with the relevant British Standards, regulations and accreditation body requirements.
• Where a certificate must be lodged on a national register (e.g. EPC Register, Gas Safe), we will do so on your behalf.
• Reports reflect the condition of the property at the time of inspection. We accept no liability for defects not visible or accessible during the assessment.

7. Liability

Our total liability to you for any claim arising from our services is limited to the fee paid for that service. We carry professional indemnity and public liability insurance. We are not liable for any indirect or consequential losses.

8. Intellectual property

All content on this website, including text, images and design, is owned by Apex Property Certificates and may not be reproduced without our written permission.

9. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
